USDA Housing
AMHA has one property that is contracted in conjunction with USDA Rural Development Multifamily Housing. Multifamily Housing assists rural property owners through loans, loan guarantees, and grants that enable owners to develop and rehabilitate properties for low-income, elderly, and disabled individuals and families as well as domestic farm laborers.
The U.S. Department of Housing and Urban Development (HUD) subsidizes the rent of the apartment through the project-based Section 8 new construction program. This means the subsidy stays with the unit. A tenant’s rent is typically calculated at 30% of their adjusted gross income.
These types of properties are required to go through an annual contract update. If Congress makes funds available, which it has in the past and is expected to in the future, AMHA applies to renew the subsidy and there are no changes to the tenant’s rent. Since the construction of the property, we have not encountered the government not funding the program.
AMHA’s USDA property site is known as South Ridge Village Estates. Located on the corner of State Route 84 and Dibble Road, in Kingsville, Ohio. There are 10 single story, walkup apartment style buildings with 40 total units, consisting of 4 – 2-bedroom apartments and 36 – 1-bedroom apartments. This site is specifically designated for elderly/disabled person(s). AMHA is the owner and landlord of the property. Tenants who reside within South Ridge Village Estates will have income-based rent, a property manager & maintenance staff, including 24/7/365 emergencies calls. AMHA handles all lawncare and snow plowing of parking lots. All utilities are included (minus phone/cable/internet services) and each building has shared laundry machines.
